Guest Policies

PAYMENT POLICY - A Damage Deposit is required and due upon arrival. The applicable cleaning fee and booking fee amounts must be received within 72 hours of booking the reservation along any other applicable fees (i.e. Pet Fees). An advance payment equal to 50% (fifty percent) of the rental rate is required 60 days before arrival. The advance payment will be applied toward the rent. The advance payment is not a damage deposit. The BALANCE OF RENT is due 30 (thirty) days before your arrival date. During peak seasons full payments may be required up to 90 days in advance to secure times.
CANCELLATIONS - A 60 (sixty) day notice is required for cancellation. Cancellations that are made 60 (sixty) days or more in advance of the scheduled check-in dated will receive a refund of deposit less the booking fee ($39) and a cancellation fee ($30). Cancellations made within sixty (60) days of check-in date will not receive any refund. Changes that result in a shortened stay, that are made within 60 days of the arrival date, will not result in any prorating, refunds, or reduction of rents. Early departure does not warrant any refund of rent or deposit.
MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel 120 (one-hundred and twenty) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least 90 (ninety) days prior to check-in.
DAMAGE DEPOSIT - The deposit automatically converts to a security / damage deposit upon arrival. The deposit is NOT applied toward rent. See our rental agreement for additional information.
Non-refundable booking fee of $39 applies.
We reserve the right to charge an additional $50 per week for each additional person over the first two in our two bedroom units during peak season rentals.
We ask that you do not smoke in our vacation rentals.
Our cleaning fees vary by property. Inquire when you book your reservation. Condos have a cleaning fee of $125.00. Homes and Town Homes have a cleaning fee of $150.00.
Security Deposits may apply. Please inquire at booking.

What Can You Expect From Us?

We will take time to discuss the vacation rental's features and to answer any questions you may have before you commit to a rental from us.
We will provide detailed directions to your vacation rental.
We will make alternative arrangements to pick up your keys if you arrive outside our normal check-in times.
When possible, we will meet you there, get you acquainted with the area, and help answer any questions you may have.
